Home loans for 100% disabled veterans
A 100% rating does not automatically approve or block a home loan. Here is what it changes and what still applies.

What the rating can affect
A 100% VA disability rating does not automatically approve you for a home loan, and it does not stop you from getting one either.
- The funding fee. Veterans who receive VA disability compensation are generally exempt from the VA funding fee. See our funding fee exemption page.
- Income. VA disability compensation is generally treated as income by lenders. It is also not taxed, and some lenders account for that when they calculate what you qualify for. Ask your lender how they treat it.
- Property tax relief. Missouri and Kansas both have programs that can reduce property taxes for some disabled veterans. Rules and eligibility vary by county and by state, so check with your county assessor before relying on one.
What a lender still looks at
The rating does not replace the usual review. Lenders still look at credit history, other income, existing debts, the property, and the appraisal. VA loans have minimum property standards the home has to meet.
Documents to gather
- VA award letter showing your rating and monthly compensation
- Certificate of Eligibility (your lender can pull this)
- Recent pay stubs or other income documents, if you have them
- Two years of tax returns if you are self-employed
- Bank statements
Who it fits
Veterans with a service-connected rating who are buying a primary residence in Missouri or Kansas. Surviving spouses of veterans may also be eligible under certain conditions. Ask about your situation.
