A plain-English look at who qualifies for a VA home loan and what you will need.
Who may qualify

- Active-duty service members after a minimum period of service.
- National Guard and Reserve members who meet service requirements.
- Some surviving spouses of service members who died in service or from a service-connected disability.
What you will need
- A Certificate of Eligibility (COE). I can help you request it.
- Recent pay stubs, W-2s or tax returns, and bank statements.
- Your credit history reviewed by the lender.
- A home you plan to live in as your primary residence.
About the home
- The home must be your primary residence.
- It needs a VA appraisal and must meet VA minimum property requirements.
- Houses, condos in approved projects, and some other property types may be eligible.
About the loan
- Most borrowers pay a one-time VA funding fee, unless exempt. It can usually be financed.
- There is no monthly private mortgage insurance.
- Your income and credit are reviewed, and each lender sets its own standards.
